A good inspection is important, but just as important is insuring you understand what the inspection means. We spend the time needed to walk-through and explain our findings, operation and maintenance tips. Our reports include color pictures for clarity. Our inspection procedures have been verified to exceed the Standard of Practice & Code of Ethics of the American Society of Home Inspectors (ASHI). All Certified Members are required to build experience, pass written testing and attend continuing education. ASHI sets the highest standard in our industry and I’ve been an ASHI member, following those standards for over 25 years.

On inspection day, your inspector will arrive promptly to begin the process. Our report covers hundreds of components in the home and usually takes 3-4 hours. We provide an accurate, independent, third-party evaluation of the home’s condition, good and bad.
We use experience, training and careful visual inspection to identify major defects, safety concerns, minor repairs and maintenance items. Positive features are always included for a balanced perspective.
A custom report with photos, checklist, and detailed comments is prepared and delivered at the time of inspection. Your inspector will walk you through the property explaining the operation and maintenance of major systems and provide detailed information regarding items noted in the report.

Full Home Inspections
Our inspections give you the knowledge to make an informed buying decision. A typical report will cover major areas of the home (roof, HVAC, plumbing, electrical, structural) and hundreds of additional items including safety concerns, insulation, doors, windows, cabinets, and much more. Inspections are completed to meet the standards of the American Society of Home Inspectors (ASHI). We typically spend 3-4 hours to inspect and document the condition of your home. We allow another hour at the end to meet you for a walk-through, discuss our findings, answer your questions and talk about maintenance tips. Final reports are delivered on-site, in PDF format, with color pictures included.
Pre-Listing inspections give property owners a chance to identify and correct potential road blocks before coming to market. You can get competitive bids and make corrections before a buyer sees it. Don’t let major problems delay or stop closing. Your house will stand above the competition and may sell for a higher price, since repairs and safety concerns were taken care of in advance.
State Licensed Radon Testing
Did you know 54% of the homes in Nebraska have elevated levels of radon gas? Radon is the second leading cause of lung cancer behind smoking. You cannot see or smell radon gas and testing is the only way to know what level of radon your family is breathing.
We use calibrated, electronic monitors to provide fast, accurate test results and are state licensed. We do not install mitigation systems, preventing any conflict of interest. After teaching radon education in Nebraska for over 20 years, we will report the facts, answer your questions, and allow you to make informed decisions.
Construction Consulting/11 Month Warranty Inspection
New houses aren’t perfect. Contractors can make honest mistakes. Government inspectors are well-meaning and important, but just don’t have the time to look over the entire house like a private inspector will. Some new home builders will not allow a private home inspection before closing. Protect yourself after moving in. We can do a full home inspection and impartially document the condition of any problems that arise after closing, but before the one-year warranty expires.
Commercial Property Inspection
Buying or leasing a commercial property can be very expensive. Guessing wrong on the general condition can cost thousands or tens-of-thousands in maintenance and repairs. We can evaluate the major systems and provide written documentation on the operational status, condition and age. We can provide an impartial look at past failures, identify major defects and provide general guidance on the overall condition of a property.
We have experience inspecting hundreds of apartments and multi-family properties for new investors and landlords over the last 27 years. We provide condition reports of individual units, buildings, common areas, roof and structure. Get objective, written documentation (with pictures) on the physical condition of a property.

Accurate Building Inspection is a full time, family owned building inspection company. Mark Byrd, president, began working day-to-day in Omaha construction in 1983 and was a licensed master plumber. After attending inspection school in 1990, he has completed thousands of fee-paid inspections for buyers, sellers, investors, banks and relocation companies. Mark is a certified member of the American Society of Home Inspectors since 1994 and was a founding member and past president of our local ASHI chapter. Mark has worked as an instructor at a local real estate school, teaching the home inspection and radon measurement classes for over 20 years. Mark also has experience as a building engineer and commercial project manager for a large resort hotel.
